Quick answer: An apartment bond clean covers the same checklist as a house, plus the things unique to strata living: the balcony, the storage cage, the carpark space, intercom handsets and any building access devices. In a high-rise you also need to think about lift bookings and loading dock times, because they affect when the clean and the removalists can happen.

What is different about an apartment

The cleaning itself is the same standard. What changes is logistics and the extra spaces that people forget because they are outside the front door.

Storage cage or locker, which must be completely emptied
Carpark space, swept and free of oil marks where possible
Intercom handset and any wall-mounted screens
Building access devices: swipes, fobs, remotes and mail keys, all returned

Bedrooms: wardrobes inside and out, mirrored doors, rails and shelves
Living areas: skirting boards, door frames, light fittings, switches, ceiling fans
Air conditioning filters and vents, split system faces included
Inside windows, tracks and sills
Laundry: tub, taps, dryer lint filter, behind the appliances

The strata logistics people get caught by

In buildings in Zetland, Waterloo, Mascot, Macquarie Park and the CBD, access is often the thing that goes wrong rather than the cleaning.

Lift bookings are usually required for moving and sometimes have to be booked days ahead. Check with building management early.
Loading dock times can be restricted, often not on weekends.
Visitor parking may be limited, which affects access for the crew.
After-hours restrictions in some buildings limit when work can be done. Our after-hours loading is 30% and it is shown before you confirm.
Key or fob handover often has to go through building management rather than the agent.

The practical order is: book the lift, move out, clean, then final inspection, with a day of buffer.

Carpet in apartments

Many Sydney apartments have carpet in the bedrooms and hard floors in the living area. If your lease has a carpet steam cleaning clause it usually applies to the carpeted rooms only, which is why we price it per room at $110 rather than per property. A hallway runner is $75.

Allow drying time before the inspection, especially in a unit with limited airflow.

Do I need to book the lift for the cleaners?
