How Long Does a Bond Clean Take?

Quick answer: A professional bond clean takes about 3 hours for a studio or one bedroom, 4 hours for two or three bedrooms, 5 to 6 hours for four or five, and up to 7.5 hours for a large house. Doing it yourself usually takes two to three times longer. Because our price is fixed by bedroom count rather than charged by the hour, a job that runs long costs you nothing extra.

Time on site is not billed time. The price is set by bedroom count before we start, so if a job takes longer than expected the figure you were quoted does not move.

What makes a bond clean take longer

  • Carpet steam cleaning adds time and needs drying time afterwards, so it affects when the agent can inspect.
  • An oven that has not been cleaned in a long time. Heavy carbon needs soaking time rather than more scrubbing.
  • Established shower mould on grout and silicone.
  • Furniture still in the property, which is why a furnished job carries a 20% loading. Everything has to be cleaned around and moved.
  • Extra bathrooms. They do not cost extra with us, but they do take time.
  • Balconies, garages and outdoor areas if they are included as extras.

How long does it take to do yourself?

Plan on two to three times the professional time, and more if you have not done one before. A two bedroom unit that takes a crew 4 hours is realistically a full day on your own, and often spills into a second. The slow parts are always the same: the oven, the shower, window tracks and inside cupboards.

The time cost is worth pricing honestly. A full weekend of your labour against a $359 clean for a two bedroom is a real comparison, especially in the same week you are moving.

When should you book it?

After the furniture is out, and one to two days before the final inspection. That order matters. Cleaning before the removalists means marks and dust get put straight back, and agents notice.

Leaving a day or two of buffer also means that if anything needs attention, there is time to sort it before the inspection rather than after a failed one. If you have carpets steam cleaned, that buffer also lets them dry properly.

Do you need to be there?

No, as long as we can get access, whether that is by meeting you, collecting a key, or arranging it through the agent. Most people hand over access and use the time to finish the move. You get the invoice and any receipts afterwards.

Can it be done same day?

Often yes, subject to availability. Same-day and urgent bookings carry a 25% loading because we move other work to fit them in, and that loading is shown to you before you confirm rather than appearing on the invoice. Booking even two or three days ahead avoids it entirely.

Every bathroom, ensuite and powder room is included at any property size, and there is no charge for extra storeys. The oven, rangehood and inside windows are part of the clean, not add-ons. Carpet steam cleaning is the main optional extra at $110 per room.

Only four things can change that price, and all four are shown before you confirm: extras you choose, a furnished property (+20%), same-day urgency (+25%), and after hours, Sunday or public holiday work (+30%). How we do it

  1. You build the price yourself on the pricing page, set your property, tick any extras and see the total with GST included.
  2. You pick a date and time and the booking is confirmed in writing, with the price and the scope set before the day.
  3. We arrive with everything, products and equipment included. You do not need to be there as long as we have access.
  4. We work the exit checklist room by room, in the order agents inspect.
  5. You get the invoice and any receipts, including the carpet steam receipt if you booked one, which is what agents ask to see.
  6. If your agent flags a cleaning item, tell us within 48 hours and we return within 5 business days to fix it at no cost.
