Does your lease actually require it?

Read the cleaning clause before you do anything. In NSW, a blanket requirement to professionally clean at the end of every tenancy is generally not enforceable, but a specific carpet steam cleaning clause, particularly one tied to keeping pets, is commonly applied and commonly enforced in practice.

If your lease has that clause, the cheapest path is almost always to comply and keep the receipt, rather than argue it after a claim has been made against your bond.

Wear and tear versus damage

A landlord cannot charge you to replace a carpet that was already near the end of its life. Where replacement is genuinely justified, the claim should account for the age of the carpet rather than charging you for a brand-new one.

Steam cleaning versus a hire machine

Supermarket hire machines can lift surface dirt, but they inject a lot of water and extract less of it, which means longer drying and sometimes a damp smell that is worse than the original problem. They also do not produce a receipt, which is the actual thing an agent asks for.

Professional steam cleaning uses hotter water and much stronger extraction, so carpets dry faster and the result holds up to inspection.

What it costs

We price per room rather than per property, because most Sydney apartments have carpet in the bedrooms only. If you have two carpeted bedrooms and hard floors elsewhere, you pay for two rooms.

Timing it around the inspection

Have the carpets done after the furniture is out and at least a day before the final inspection. Carpet that is still visibly damp at inspection can itself be raised as an issue, particularly in a ground floor unit or anywhere with poor airflow. Open windows and run fans if you can.

Pets and your bond

If you kept a pet, expect the carpet clause to be applied and expect the agent to look for odour and hair as well as stains. Pet urine that has soaked into underlay cannot be fixed by a surface clean, and it is worth being upfront about it so the right treatment is used. Our pet treatment add-on is $60 and covers deodorising and heavy hair removal.

Keep the receipt

The receipt is the point. It is what an agent asks for, and it is what settles the question without an argument. When we steam clean carpets, the receipt comes with your invoice and names the property, so you can forward it straight on.

Every bathroom, ensuite and powder room is included at any property size, and there is no charge for extra storeys. The oven, rangehood and inside windows are part of the clean, not add-ons. Carpet steam cleaning is the main optional extra at $110 per room.

Only four things can change that price, and all four are shown before you confirm: extras you choose, a furnished property (+20%), same-day urgency (+25%), and after hours, Sunday or public holiday work (+30%). There is no call-out fee, no booking fee, no travel charge within Sydney metro, no per-bathroom fee and no equipment charge. Build your exact figure on the pricing page.

How we do it

1. You build the price yourself on the pricing page, set your property, tick any extras and see the total with GST included.
2. You pick a date and time and the booking is confirmed in writing, with the price and the scope set before the day.
3. We arrive with everything, products and equipment included. You do not need to be there as long as we have access.
4. We work the exit checklist room by room, in the order agents inspect.
5. You get the invoice and any receipts, including the carpet steam receipt if you booked one, which is what agents ask to see.
6. If your agent flags a cleaning item, tell us within 48 hours and we return within 5 business days to fix it at no cost.
