Why student leases fail final inspections
Student and share house tenancies fail on cleaning more often than any other kind, and it is rarely because anyone was careless. It is because three or four people move out on different days, in the middle of exams, and nobody owns the clean.
The property ends up half done. The kitchen gets wiped, the oven does not. Someone vacuums, nobody does the window tracks. The last person out inherits whatever is left, and the deduction comes off everyone’s bond.
The share house problem
In most NSW share houses the bond is lodged jointly. That means a cleaning claim is made against the whole bond, not against the person who left the oven. If one housemate has already flown home, the people still in Sydney absorb it.
The fix is simple and it is worth doing before anyone starts packing: agree who is booking the clean, agree the split, and book it for after the last person’s furniture is out.
Timing around semester
Leases around the universities cluster. Late June, and late November into early December, are when most student tenancies end, and those are the weeks every cleaner in the Eastern Suburbs and Inner West is booked out.
Booking two or three days ahead also avoids our 25% same-day urgency loading, which is the easiest saving available to you.
UNSW, USYD and the suburbs around them
Most of our student work is in the UNSW belt around Kensington, Kingsford, Randwick, Coogee and Maroubra, and the USYD belt around Redfern, Newtown, Darlington, Chippendale and Camperdown.
We also do a lot of work in the newer apartment towers at Zetland and Waterloo, which house a lot of postgraduate and international students. Those buildings need lift bookings for the removalists, so check with building management early.
What the stock is like
Around Kingsford and Kensington it is mostly older walk-up unit blocks, two and three bedrooms, with original kitchens and bathrooms. Grout, ovens and window tracks are where those inspections are decided.
Around Newtown and Redfern it is more terraces and converted houses, often three or four bedrooms with a small courtyard and steep narrow stairs. More rooms, more skirting, and usually a courtyard or balcony that counts as part of the property.
What it costs, and what it works out to each
Our price is set by bedroom count with GST included, so a share house can split it evenly without anyone doing sums:
Split between housemates that is roughly: a three bedroom at $440 is about $147 each, a four bedroom at $510 is about $128 each, and a five bedroom at $560 is $112 each. The bigger the share house, the less each person pays.
Every bathroom is included at any size, there is no storey charge, and the oven, rangehood and inside windows are part of the clean rather than add-ons. Carpet steam cleaning is $110 per room, and many leases near the universities require it with a receipt.
Only four things change the price and all are shown before you confirm: extras you pick, a furnished property (+20%), same-day urgency (+25%), and after hours or Sunday work (+30%). No call-out fee, no booking fee, no per-bathroom fee. Build your exact price.
Leaving the country before the inspection
This is one of the most common situations we deal with, and it is completely manageable. You do not need to be in Australia, or even in the property, for the clean to happen.
- Arrange access through a housemate, the agent or a key handover before you fly.
- Book and pay online in advance, so nothing depends on you being reachable later.
- Get the invoice and receipts by email, including the carpet steam receipt, and forward them to the agent from wherever you are.
- Claim your bond through Rental Bonds Online before you leave, and make sure NSW Fair Trading has a bank account that still works from overseas.
- Take photos of every room on your last day. If a claim is made after you have gone, those photos are the only evidence you will have.

The five things student properties lose bond on
- The oven and griller. Always. It is the first thing opened and the last thing anyone volunteers to do. It is included in our price.
- Shower grout and silicone. Older unit blocks around Kingsford and Kensington have wide grout lines that need product and dwell time, not scrubbing.
- Window tracks. Almost never done in a DIY clean and almost always checked.
- Rubbish left behind. Furniture nobody wanted, boxes in the courtyard, a full bin. This becomes a rubbish removal charge and it is entirely avoidable.
- Inside cupboards and the fridge cavity. Everything has to come out first, including whatever is at the back of the pantry.
