Every figure includes GST. The time shown is time on site, not billed time. Because the price is fixed rather than hourly, a job that runs long costs you nothing extra, and nobody has a reason to stretch one out.

What that price already includes

This is where bond cleaning quotes differ most. Two quotes can look similar and cover very different amounts of work. Everything below is in the price above, not added on top:

  • Oven, rangehood and griller, inside and out. This is the single most common reason a final inspection fails, and it is included.
  • Inside windows, tracks and sills. Tracks are the bit agents check.
  • Every bathroom, ensuite and powder room, at any property size.
  • Any number of storeys, with no level surcharge.
  • Cupboards and drawers, inside and out.
  • Skirting boards, door frames, light fittings and switches.

A one bedroom unit in Newtown, no carpet

Base price $296. Floors are tiled and timber, so no steam clean. Oven, bathroom and inside windows are all included. Total $296.

A two bedroom apartment in Zetland with carpet in both bedrooms

Base price $359, plus carpet steam at $110 per room for two rooms, $220. Total $579. The lease required a steam clean receipt, which comes with the invoice.

A three bedroom house in Marrickville, still part furnished, carpet through the living area

Base price $440, plus carpet steam for three rooms at $330, plus the 20% furnished loading on the clean. Total about $924. Booked a week out, so no urgency loading.

What affects the price

  • Bedroom count is the main driver, because it tracks the overall size of the job.
  • Carpet. Steam cleaning is the largest single extra on most jobs.
  • Condition. Heavy grease, established mould or built-up grime takes longer. We would rather look at photos first than revise a price on the day.
  • Furniture. An empty property is faster to clean than a full one, which is what the furnished loading reflects.
  • Timing. Booking a few days out avoids the urgency and after-hours loadings entirely.

Is a professional bond clean worth the money?

A rental bond in NSW is usually four weeks’ rent. On a property at $700 a week, that is $2,800 sitting with NSW Fair Trading. A three bedroom bond clean at $440 is roughly 16% of that.

If a final inspection fails on cleaning, the usual outcome is not a negotiation. The agent arranges a clean and deducts the cost from your bond, often at short notice and without you choosing the provider. You also lose the time you spent cleaning it yourself. That is the comparison worth making: not cleaning cost against zero, but cleaning cost against the risk to the bond plus your own weekend.

DIY versus professional: the honest version

A DIY bond clean can work, and for a small, well-kept studio where you have time and the property has no carpet, it often does. What people underestimate is the equipment and the detail. Oven degreaser, a steam cleaner if there is carpet, window track tools and a full day or two of work.

Where DIY usually comes undone is the specific list agents check: inside the oven and griller, rangehood filters, window tracks, shower grout and silicone, skirting boards, and the tops of doors and cornices. Those are the items that appear on exit reports, and they are the ones most easily missed when you are also moving house.
