Move Out Cleaning Tips for a Final Inspection

Quick answer: Move everything out first, clean to the exit checklist rather than to a household standard, and photograph every room on the day you hand back the keys. Leave a day or two between the clean and the inspection so there is time to fix anything. The items that fail inspections are always the same: the oven, shower grout, window tracks, inside cupboards and rubbish left behind.

Get the order right

This is where most people lose time and money, and it costs nothing to fix.

  1. Furniture and belongings out. All of it, including the garage, balcony and storage cage.
  2. Rubbish removed. Bins emptied and washed, nothing left for the next person.
  3. Clean, top to bottom, room by room, floors last.
  4. Carpets steam cleaned if your lease requires it, with drying time.
  5. Photograph everything.
  6. Final inspection, a day or two later.

Cleaning before the removalists arrive is the most common and most avoidable mistake. Dust, scuffs and floor marks all go straight back.

Photos taken on handover day are the single most useful thing you can have if a claim is made. Take more than feels necessary.

  • Every room, wide shot, from the doorway
  • Inside the oven with the door open, and the griller
  • Inside every cupboard and drawer
  • The shower, including grout and the screen
  • Window tracks
  • Carpets, floors and any pre-existing marks
  • The garage, balcony, storage cage and the empty bins
  • Meter readings and the keys you are returning

Make sure the date stamp is on. If you have your entry condition report photos, take the matching shots so the two sets line up.

Small things that make a difference

  • Return every key, remote, fob and mail key. Missing devices are charged at replacement cost and it is a pointless deduction.
  • Take meter readings and photograph them, so final bills are not disputed.
  • Leave the property aired out. A closed-up unit smells damp within days.
  • Replace dead light globes. A blown globe reads as a maintenance item.
  • Do not repaint. Spot cleaning is expected, a bad patch job is worse than the mark.
  • Leave the fridge cavity and the floor under it clean if the fridge was yours.

Give yourself a buffer

Book the clean at least a day before the inspection. If something is flagged, you then have time to deal with it before the agent sees it, rather than after a failed inspection when the agent may have already arranged their own cleaner and claimed the cost from your bond.

Should I clean before or after the removalists?
