End of Lease Cleaning vs Regular Cleaning: What Is the Difference?

Planning · 7 min read · Updated September 2026

Quick answer: A regular clean keeps a lived-in home tidy. An end of lease clean is a one-off clean to a fixed exit checklist, aimed at passing a final inspection. The difference is the detail: oven and griller, rangehood filters, inside cupboards and drawers, window tracks, skirting boards, light fittings and exhaust fans. Those items are what exit reports are made of, and a regular clean does not cover them.

Why the price is different

An end of lease clean is longer and more detailed, and it is priced as a fixed job rather than by the hour. A three bedroom bond clean is $440 with us. A regular clean of the same property is a smaller job because it is maintaining a standard rather than resetting one.

The fixed price matters here. A bond clean charged hourly gives the cleaner a reason to take longer and gives you no certainty. Priced by bedroom count, the figure is set before anyone starts.

Can a regular clean pass a final inspection?

Rarely, and not because the cleaner did a bad job. A regular clean is scoped to surfaces and floors. Exit reports are built on the items a regular clean is not asked to touch: inside the oven, the rangehood filters, window tracks, inside cupboards, skirting boards.

If you book a regular clean expecting it to serve as a bond clean, the gap will show up on the exit report rather than in the invoice.

What about a deep clean?

A deep clean sits between the two. It goes further than a regular clean, but it is scoped to what a home needs rather than to what an agent inspects against. An end of lease clean is specifically built around the exit checklist, which is why it also comes with the re-clean guarantee: tell us within 48 hours and we return within 5 business days.

Which one do you actually need?

  • Moving out of a rental: end of lease clean. Nothing else is scoped for an exit report.
  • Staying put, want the place maintained: regular clean.
  • Moving into a property someone else has left: a deep clean is usually the right call.
  • Selling or relisting: a deep clean, unless the agent wants it to exit standard.
  • Between tenants as a landlord: an end of lease clean, so the next condition report starts from a clean baseline.

End of lease cleaning is the only thing we do, which is why the checklist, the pricing and the guarantee are all built around it.

What it costs, with nothing hidden

Our bond cleans are priced by bedroom count, GST included:

Studio / 1 bedroomfrom $296
2 bedroomfrom $359
3 bedroomfrom $440
4 bedroomfrom $510
5 bedroomfrom $560
6 bedroomfrom $680
7 bedroomfrom $810

Every bathroom, ensuite and powder room is included at any property size, and there is no charge for extra storeys. The oven, rangehood and inside windows are part of the clean, not add-ons. Carpet steam cleaning is the main optional extra at $110 per room.

Only four things can change that price, and all four are shown before you confirm: extras you choose, a furnished property (+20%), same-day urgency (+25%), and after hours, Sunday or public holiday work (+30%). There is no call-out fee, no booking fee, no travel charge within Sydney metro, no per-bathroom fee and no equipment charge. Build your exact figure on the pricing page.

How we do it

  1. You build the price yourself on the pricing page, set your property, tick any extras and see the total with GST included.
  2. You pick a date and time and the booking is confirmed in writing, with the price and the scope set before the day.
  3. We arrive with everything, products and equipment included. You do not need to be there as long as we have access.
  4. We work the exit checklist room by room, in the order agents inspect.
  5. You get the invoice and any receipts, including the carpet steam receipt if you booked one, which is what agents ask to see.
  6. If your agent flags a cleaning item, tell us within 48 hours and we return within 5 business days to fix it at no cost.

Common questions

What is the difference between end of lease cleaning and regular cleaning?
A regular clean covers surfaces, bathrooms and floors in a lived-in home. An end of lease clean works to a fixed exit checklist and adds the oven and griller, rangehood filters, inside cupboards and drawers, window tracks, skirting boards, light fittings and exhaust fans.
Can a regular cleaner do my bond clean?
Usually not to the standard an exit report is measured against, because a regular clean is not scoped for those detail items. The gap tends to appear on the exit report rather than in the price.
Is a deep clean the same as a bond clean?
No. A deep clean goes further than a regular clean but is scoped to what a home needs. A bond clean is built specifically around the checklist agents inspect against, and comes with a free re-clean if the agent flags something.
Why does an end of lease clean cost more?
It is longer and more detailed, and it is priced as a fixed job by bedroom count rather than by the hour. A three bedroom bond clean is $440 with GST included, set before anyone starts work.
Do I need a bond clean if the property is already tidy?
Tidy and exit-standard are different things. The items that fail inspections, the oven, window tracks, inside cupboards and rangehood filters, are not affected by how tidy a property looks.
