The Complete Bond Cleaning Checklist for NSW

Quick answer: A bond clean covers every room plus the items agents specifically inspect: the oven and griller, rangehood filters, inside cupboards and drawers, window tracks and sills, skirting boards, door frames, light fittings, exhaust fans and shower grout. Work room by room, top to bottom, with the property empty. The checklist below is the one we work to on every job.

Before you start

  • Get the furniture out first. Cleaning around contents is how marks get missed.
  • Read your lease for a carpet steam cleaning clause.
  • Find your entry condition report. It is the standard you are being measured against, not a brand-new property.
  • Work top to bottom in each room, so dust falls onto surfaces you have not done yet.
  • Leave floors until last.

Kitchen

  • Oven: inside, racks, trays, door glass including between the panes, and the griller
  • Rangehood: filters degreased, and the housing wiped out
  • Cooktop and splashback, including burner caps and trivets
  • Inside and outside of every cupboard and drawer, emptied first
  • Benchtops, sink, taps and drain
  • Dishwasher: filter, seals and door edges
  • Fridge cavity and the floor under where the fridge sat
  • Microwave inside and out, if it stays
  • Bin cupboard and the bin itself
  • Skirting boards, light switches and power points
  • Window, track and sill

The oven is the single most common reason a final inspection fails. It is included in our price rather than charged as an extra, for exactly that reason.

Bathrooms, ensuites and toilets

  • Shower screen glass, including hard water marks
  • Grout and silicone, treated for mould
  • Shower head, taps and drain
  • Bath, including under the rim
  • Toilet: bowl, seat, hinges, cistern and behind the base
  • Vanity inside and out, mirror and cabinet
  • Exhaust fan cover and vent
  • Tiles, walls, skirting and floor
  • Towel rails and toilet roll holders

Every bathroom, ensuite and powder room is included in our price at any property size. Many Sydney cleaners charge for each one beyond the first.

Bedrooms, living and study

  • Wardrobes inside and out, including shelves, rails and mirrored doors
  • Window tracks, sills and inside glass
  • Skirting boards, door frames and the tops of doors
  • Light fittings, switches, power points and ceiling fans
  • Air conditioning filters and vents
  • Cornices and corners for cobwebs
  • Marks and scuffs spot cleaned from walls
  • Carpet vacuumed, or steam cleaned if your lease requires it
  • Hard floors vacuumed and mopped

Laundry

  • Tub, taps and the cupboard under
  • Washing machine and dryer drums if they stay
  • Dryer lint filter
  • Behind and under the appliances
  • Shelving, walls and floor

Entry, hallway and outside

  • Front door, frame and any glass
  • Hallway walls spot cleaned, skirting and floors
  • Balcony or courtyard swept, railings wiped
  • Garage swept and cobwebs removed
  • Bins emptied and washed out
  • All rubbish removed, including from the garage and balcony

Rubbish left behind is one of the easiest deductions to avoid and one of the most common.

Every bathroom, ensuite and powder room is included at any property size, and there is no charge for extra storeys. The oven, rangehood and inside windows are part of the clean, not add-ons. Carpet steam cleaning is the main optional extra at $110 per room.

Only four things can change that price, and all four are shown before you confirm: extras you choose, a furnished property (+20%), same-day urgency (+25%), and after hours, Sunday or public holiday work (+30%). How we do it

  1. You build the price yourself on the pricing page, set your property, tick any extras and see the total with GST included.
  2. You pick a date and time and the booking is confirmed in writing, with the price and the scope set before the day.
  3. We arrive with everything, products and equipment included. You do not need to be there as long as we have access.
  4. We work the exit checklist room by room, in the order agents inspect.
  5. You get the invoice and any receipts, including the carpet steam receipt if you booked one, which is what agents ask to see.
  6. If your agent flags a cleaning item, tell us within 48 hours and we return within 5 business days to fix it at no cost.

Common questions

What is included in a bond cleaning checklist?

Do I need to clean inside the cupboards?
Yes. Inside cupboards and drawers is a standard exit item and they need to be emptied first. It is one of the most commonly listed failures on an exit report.
Does a bond clean include walls?
Spot cleaning marks and scuffs is included. A full wall wash is different work and is priced separately, from $189. Repainting is never a tenant obligation for fair wear and tear.
Does a bond clean include carpet steam cleaning?
No, carpet steam cleaning is a separate extra at $110 per room, because it needs different equipment and produces a receipt. Check your lease, as many NSW leases require it specifically.
Do I have to clean the garage and balcony?
Yes if they are part of the property. Sweeping, cobwebs and rubbish removal are all standard, and rubbish left in a garage or on a balcony is a common deduction.
